When a wood floor loses its luster the usual solution is to sand it down to raw wood and completely refinish it. Situations differ but you may not be able to refinish your hardwood floor more than 10 times. Remove your floor carpet if any. Lot of it is hallway with a ton of corners.

Store and dispose of oil soaked rags properly. But before performing sanding you need to prepare your floor for the process. Refinishing hardwood floors is the right solution. When the bare wood is exposed sand the entire surface of the floor with an orbital sander 3 times starting with 30 grit sandpaper and working your way up to 100 grit. All wood floors are protected by a clear coating that eventually becomes scratched scuffed and dull. Begin with a medium grade sanding disc to remove the old finish from the hardwood planks 60 grit works best. Flooring experts estimate that hardwood floors can be sanded for refinishing up to 10 times depending on the thoroughness of the sanding and the level of wear and tear on the floor. But often that s the wrong solution. About half the floors we will be sanding is a regular hardwood floor and the tiles and herringbone are about evenly over the other half.
